This is the ground rent payable by a tenant on Kabaka’s land as provided by the law. The amendment to article 31 of the Land Act provides that a tenant must pay annual ground rent to the landlord as determined by district land boards.

It further provides that “where the board has not determined the annual nominal ground rent payable by a tenant by occupancy within six months after the commencement of the Land (Amendment) Act 2010, the rent may be determined by the Minister.” This provision, however, is only consistent with bibanja holders.
